Thiruvananthapuram is at the forefront of Kerala’s urban transformation. In 2025, it is not just the administrative capital but also one of South India’s most promising Tier-2 cities for real estate investments.
Fuelled by expanding infrastructure, strategic policy reforms, and surging interest from both domestic and NRI investors, Trivandrum’s property market is witnessing a boom.
But for anyone looking to invest, the fundamental question remains: Should you buy a land plot or an apartment in Trivandrum? This guide explores both options while unpacking the broader real estate trends, government policies, and ongoing development projects shaping the city.
Trivandrum’s property market has shown steady and sustained growth over the past few years. According to this JLL Report, over 70% of residential units in planned developments were sold by early 2025, indicating high absorption rates and consistent demand.
The success of Technopark and Kerala Startup Mission, combined with a focus on organised residential communities, has played a major role in transforming the city from a traditional government town into a vibrant urban centre.
In 2024 alone, the city recorded 2,987 registrations, the highest across Kerala districts. This demand surge is supported by several factors:
Booming IT and medical sectors
Growing expat population and NRIs returning post-pandemic
Enhanced infrastructure and urban connectivity
K-RERA’s transparent governance boosting buyer confidence
