Select LocationPlanning to buy flat in Kochi? Check RERA registration, carpet area versus super built-up area, home loan eligibility, Occupancy Certificate and hidden maintenance charges before you sign
Before buy flat in Kochi, check five things first: RERA registration, carpet area v/s super built-up area, your real home loan eligibility, the Occupancy Certificate, and the maintenance charges you'll pay every month. Skip any one of these and you risk overpaying, getting stuck in a legal mess, or facing a budget shock right after possession.
Most first-time buyers focus on the view, the tile brand, or the swimming pool in the brochure instead, the things that don't actually protect them. The main five things to check and that decide whether the purchase goes smoothly.
Spending a few months in a 1 BHK flat for rent in Kochi, in the same neighbourhood you're considering, is the cheapest due diligence you'll ever do. It lets you test the commute, the water supply, the noise, and how the building actually feels to live in, before you sign a crore-rupee agreement. Combine with the five checks below and you've covered both the ground reality and the paperwork.
No RERA number, no conversation. Full stop.
Every project in the state has to be registered with K-RERA, the Kerala Real Estate Regulatory Authority, before the builder can advertise, sell, or collect a rupee from buyers. The registration number should be printed on every brochure and ad. Search the project name on the K-RERA public search tool and check the number of complaints, promised completion date, and whether the project has ever been de-registered. This check finds slow or stuck projects early and saves your time
A "1,200 sq ft" flat may offer only 800 sq ft of usable living space, and that gap is legal.
The super built-up area includes your flat and also includes shared spaces like lobbies, stairs, and lifts. The carpet area is the actual living space inside your home.
Builders usually quote prices based on the super built-up area, making the flat seem cheaper. Always ask for the carpet area in writing and calculate the price using that figure. If the loading factor is over 30–35%, ask the builder to explain the price hike.
Your actual budget isn't the price tag, it’s the loan amount you're eligible
Banks typically sanction 75-90% of the property's value depending on the ticket size, and your eligibility depends on income, existing EMIs, credit & cibil score, and age at loan maturity. Get a loan eligibility check or an in-principle approval from your bank before you start shortlisting flats seriously. Doing this keeps you from wasting time on overpriced flats and helps you fix credit issues before buying.
No OC means no legal water connection, no legal power connection, and a serious resale headache later.
The local civic body (Corporation or Municipality) issues the OC after inspecting that the building was constructed as per the sanctioned plan and building is safe for occupation. Builders sometimes hand over possession before the OC comes through, calling it a "provisional" handover. Avoid this if you can. Ask to see the OC (or at least written confirmation of the application status) before you pay the final instalment, not after you've moved your furniture to the flat
Your EMI is only one part of your monthly cost. You'll also pay Maintenance, sinking fund contributions, and security charges usually add ₹2-6 per sq ft every month, sometimes higher in gated communities with a clubhouse and pool.
Ask for the maintenance charge structure in writing in detail: the monthly sq-ft per rate, the one-time sinking fund contribution at possession, and ask whether it's fixed or reviewed annually. Also ask what it actually covers, security staff, generator backup, lift maintenance, common area housekeeping. A lower purchase price doesn't always mean lower ownership costs. More expensive flat with lower maintenance can cost less in the long term
